How it works
Three steps, and you stay in control
You describe your property
A few details and, if you like, some photos. It’s free and you’re not committing to anything.
We call you
First contact within 48 working hours. We listen to your situation, then arrange a visit together.
You receive a firm offer
A clear offer, with our calculation explained. If it suits you, the sale is signed at the notary’s office.
Your situation
Every sale has its own story
People often sell at a point in life that calls for simplicity. Whatever your situation, we take the time to listen.
An inheritance
A property left to you, sometimes shared with others: a simple sale helps you move on.
A separation
Selling the shared home without months of viewings lets everyone move forward.
A property needing work
Roof, wiring, damp: there’s no need to do the work before you sell.
A property declared unfit
Even with an official unfitness order, a sale is still possible. We look at every case.
A sitting tenant
You don’t have to wait for the lease to end before selling.
A need for cash
A project, a debt to clear, a retirement to prepare: release your capital without waiting for a buyer.
A move
New region, new job: sell without organising viewings from afar.
An empty property that costs money
Property tax, insurance, upkeep, vacancy tax: every month adds up.
What we buy
Residential property, in any condition
We buy in our own name and for our own account: there is no one else between you and the buyer.
Whatever its condition
- Good condition
- Needs updating
- Needs renovation
- Unfit to live in
The condition of the property is factored into the offer, but it doesn’t stop us from looking at it.
Houses
Terraced, semi-detached or detached, in town or in the country
Flats
From studios to large flats, occupied or vacant
Rental buildings
Several units, let or empty
Land
Building plots, large or small
Commercial units
Ground-floor shops, with or without a flat above
Direct buyer or estate agent?
Two ways to sell, and how to choose
An estate agent is often the right choice for a property that’s ready to sell, when you have time. Here, honestly, is what changes with us.
Price
- With EasyRachat
- A firm offer that reflects the property’s condition and the work needed.
- With an estate agent
- The market price, if a buyer comes along and follows through.
Commission
- With EasyRachat
- None: you deal directly with the buyer.
- With an estate agent
- Yes, usually a percentage of the price, paid by you.
Viewings
- With EasyRachat
- As few as possible: usually just one, to prepare the offer.
- With an estate agent
- Repeated viewings, sometimes a great many.
Work before the sale
- With EasyRachat
- None: we buy the property as it is.
- With an estate agent
- Often recommended to show the property at its best.
Finance condition
- With EasyRachat
- Our offer doesn’t depend on one.
- With an estate agent
- Common: the sale can fall through if the buyer’s bank says no.
Timing
- With EasyRachat
- Agreed with you: fast if you need it, later if you prefer.
- With an estate agent
- Usually several months, depending on the market and the property.
Is your property in good condition, and you’re in no hurry? An estate agent may get you a better price. We’re useful when speed, simplicity or the condition of the property matter more.
Frequently asked questions
What people often ask us
Is the valuation really free?
Yes. Describing your property, talking it through with us and receiving an offer costs you nothing. You remain free to say no, without having to explain why.
How do you work out your offer?
We start from prices in the neighbourhood, then take into account the property’s condition, the work required and whether it’s occupied. We explain our calculation to you.
Do you buy properties in very poor condition?
We also consider properties that need heavy renovation or have been declared unfit to live in. Their condition is reflected in the price we offer, but it doesn’t close the door.
My property is let. Can you still buy it?
Yes. A let property can be sold without waiting for the lease to end. We’ll discuss it on the first call, with the lease to hand.
The estate hasn’t been settled yet. Can I contact you already?
Yes, and it’s actually a good idea. We can look at the property now; the sale will be signed once all the heirs are able to sign, with the notary’s help.
How does the signing work?
As with any property sale in Belgium: first a sale agreement, then the deed of sale at the notary’s office. You can choose your own notary, at no extra cost to you.
Let’s talk about your property.
A few minutes to describe it, first contact within 48 working hours. After that, the decision is yours.
